Terms and Conditions

Reservations

Reservations made through an on-line travel agency are confirmed as part of the booking process. Bookings made directly with us (eg on the telephone) are secured by providing a valid credit or debit card number. We do not ask for prepayment or a deposit. Should you subsequently wish to increase the number of rooms and/or nights of your stay, please let us know as soon as possible and we will do our best to accommodate your request.

You may cancel your reservation free of charge until 8 days before the expected day of arrival (a day is defined as starting at midnight). If you cancel after the 8-day point, but not on the expected day of arrival, we reserve the right to charge your card for 50% of your entire stay. If you cancel on the expected day of arrival, or if you do not turn up as expected, we reserve the right to charge your card for the full price of the agreed stay. If you wish to reduce the number of rooms and/or nights of your stay, equivalent cancellation and charging criteria are applicable. Your travel insurance may cover such eventualities.

Payment

You are asked to pay for your reservation at check-in, by debit/credit card or cash. Payment for any additional charges incurred during your stay may be made at check-out.

Checking in/out

You are requested to check in between 3.30 pm and 8.30 pm on the day of arrival. Check-out time is 8.00 am to 10.30 am on the day of departure.

Guests

All guests must be aged over 18 years. We regret that hen party, stag party or equivalent high-spirited groups cannot be accommodated. Disabled guests are welcome within the constraints of our access statement, and are advised to discuss any particular needs with us before confirming a reservation.

Pets

Pets cannot be accommodated except for assistance dogs. Please note there is a resident French Bulldog (small breed) that is only allowed in the private areas and not in any of the areas for the use of guests.

Noise

All guests are requested to respect others’ expectation of a reasonably quiet environment and to maintain a common sense awareness of potential noise issues such as raised voices, loud televisions and shrill mobile phones. With regret, any guests who cause undue noise disturbance to others will be asked to leave.

Guest House Property

Guest house property (furnishings, fabric and equipment) is provided for the comfort of guests during their stay, so please let us know if anything is accidentally damaged. Any guest who is found to have deliberately, negligently or recklessly damaged our property, or removed such property without our consent, will be charged for repair or replacement.

Smoking and Naked Flames

Smoking anywhere on the premises, including the main entrance and beside open windows, is prohibited by law. Guests who wish to smoke may, of course, do so outside. A deep-cleaning charge of £250 will be made for any room found to have been used for smoking, evidence for which will include odour, ash and indications of interference to the smoke detection system. Guests are also requested not to use other naked flames on the premises (such as scented candles, matches or lighters). Any guests who fail to comply with these conditions will be asked to leave.

Vehicles

Guests using our car park do so at their own risk and we cannot accept any liability for any issues that may arise. This does not affect your statutory rights.
